Barraba Caravan Park - Freehold Going Concern

Barraba is located an easy 1 hour drive north-west of Tamworth in the New England region of New South Wales. Surrounded by the Nandewar Ranges, the tourist areas of Mt Kaputar, Horton Valley and Split Rock Dam are all within an easy drive. Barraba and surrounds are also well known as a great location for fantastic birdwatching. Barraba is included as part of the Silo Art Trail with a 40 metre high silo mural at the south entry into town. 

The town is bursting with good old fashioned country hospitality, with the Park’s current owner of 28+ years taking great pride to include this a feature of the Park. 

The Barraba Caravan Park is set on 3.1 acres of parklike grounds located on the Fossicker’s Way and bounded by the Manilla River. The Park is located directly opposite the Barraba Bowling Club in Bridge Street and a short stroll to the CDB and other town amenities. 

Being the only caravan park in town, the general trade is varied and includes general travellers/tourists, plenty of return visitors, returning locals and their families, trades and workers (including nurses, ambulance officers, telcos, ecologists and rural contractors), sporting groups and birdwatchers. Being located on the main road through town, it also lends itself to the trade of continual passing traffic. 

The Park contains 11 x fully self-contained and air-conditioned cabins, 3 x onsite vans and 20 powered sites, with 8 of these being drive-thru sites. It has the main amenities building including separate male and female showers/toilets, with separate male/female toilets, coin operated laundry and cleaner’s storeroom. There are also two separate ensuites and an outhouse. A fully equipped BBQ area with fireplace and camp oven fire plus a couple of smaller covered seating areas which provide plenty of space for groups to congregate. In addition, there are multiple sheds/awnings for the storage of tools, equipment, materials and general stock. 

The current owner isn’t selling because he wants to… Age is finally catching up with him, so that it’s now time to pass his much-loved Park onto new energetic owners who will hopefully take the same pride in the Park. All the hard work has been done with many of the cabins being updated and upgraded. Having said that, there’s still scope to take the Park to the next level if so desired.
